Want to add value when building a new home or investment property? It’s time to look skywards.

It’s tough out there in the Australian climate – almost as tough as the real estate market.

If you are wanting to add value when building a new house or investment property the right roofing choices are crucial.

According to Stewart Bunn from First National Real Estate, it’s all about planning the ideal image for your new home and making it a reality.

First impressions are important.  Bunn claims that 9 out of 10 people will begin their research online before building a new house, meaning that these images are critical.

Bunn says that a well preserved roof creates a perception of a house that is maintained, while old or poorly maintained roofs are often associated with repairs that can become costly.

When roofs need to be repaired the cost can be unknown, with more people being comfortable with renovating bathrooms and kitchens instead. Bunn quotes current UK statistics that from the top 10 things to invest in for your new home or investment property, that the roof comes in as the fifth most important, sitting at 63% return on investment. This is comparable to kitchens and bathrooms which have a return on investment of 49% and 48% respectively.

When a roof needs replacing it discourages buyers, who typically don’t want to spend money on repairs on their new roof. “If the roof is leaking or the roof needs replacement it will turn a lot of people off because it’s just not what they want to be spending money on. By the same token, if your house needs its roof replaced before you sell it, it would be a very worthwhile investment.

The Morgan’s Story

This information comes as a relief to Sydney homeowners Lucy and Will Morgan, who recently made the ‘courageous’ decision to re-roof her home. Lucy chose to replace the original terracotta tiles with modern terracotta tiles from Monier’s sleek Nullarbor range in Titan.

The new roof looks modern while still working well with the feel of the house-  Lucy couldn’t be happier. “It is a talking point,” she says. “But I totally think it works. We get lots of compliments.” When building a new house, finishing touches, such as a perfect roof, can make an impact.

Lucy and her husband Will spent almost a year researching the right roofing choice for their home in Sydney, wanting it to work well with the original home, while still looking modern and up to date. The smooth lines of the Nullarbor range met every one of her criteria.

Additionally, the Nullarbor range won’t fade even after many years- proving to be a huge advantage for Lucy and her husband Will. They spent a lot of time finding the ideal colour, and fading would change the overall feel.

Extensions are planned for their house, and Lucy and Will are happy that the tiles on the new back of the house will match their new roof, something that couldn’t be done with the original tiles.
