Deciding to build new signifies the start of an exciting process! You’ve probably done your research, considered your options and prepped the standard list of questions for your builder. But with so much to ask about contracts, licenses and references, it’s easy in the heat of the moment to overlook other equally important questions. Don’t stress though! We’ve compiled a list of the top 6 questions you shouldn’t forget to ask when choosing a builder…
1. At what stages can I inspect the build?
It’s standard procedure for the home-builder to be involved throughout every stage of the building process and to be allowed to inspect the build for any potential problems. Inspections generally take place when the slab has been poured, upon completion of the framing, during pre-lining and lock-up stage, and prior to handover.
2. Can I still make changes and/or upgrades during construction?
To ensure the building process is as easy and stress-free as possible – for both you and your builder! – it’s important to keep any design changes or upgrades to an absolute minimum during construction. Make note of the cutoff date and try to select and organise your choices prior to then so your builder is clear on what is required of the project and you don’t risk any chance of disappointment.
3. Who can I contact if the project isn’t progressing according to schedule?
Building your dream home is a lengthy, but rewarding process. When choosing a builder, it’s important to remember that things don’t always go to plan and delays to the construction process are sometimes unavoidable. If your builder is consistently failing to meet deadlines, however, or if you have any significant concerns, you need to know who your point of contact is. To keep home-builders informed, some builders have even implemented online project management software that conveniently tracks the progress of their build.
4. Where are the materials being stored?
This is a point often decided during the design phase, with most build materials either held by the manufacturer, stored in the contractor’s warehouse, or kept secure in an on-site storage container. It’s important to ask this question when choosing a builder in order to know who is liable in the event of loss or damage.
5. How many people will be working on the project each day?
There is often a large number of companies and professionals involved during the building process and it can feel a little overwhelming trying to keep up with each stage. Asking who is going to be on-site when choosing a builder is especially important if you’re renovating part of your home, as you may still be using other rooms or areas while construction is ongoing. Also remember, a good builder will keep you informed and won’t mind answering such enquiries!
6. What times do you start and finish on a normal working day?
Again, this is more likely to be a question which arises when undergoing a renovation while still living in the home. It’s a good idea to identify your builder’s start and finish times to ensure you won’t interfere with any work or get in the way.
