You’ve finally decided on your new home design. Congratulations! This decision can be a tricky one, with so many big decisions to make and options to sort through, it is an exciting time when you are able to place your initial deposit and truly get started on your new home building process. Once your finances are approved, your base price locked in and you receive the site plans for your new home, you will be well and truly on your way to a brand-new home. In order to be prepared, along with our friends at Burbank, we have mapped out the building process for you so that you know what to expect and have a clear vision of your journey to moving into your stunning new home.
1. Colour selection
Choosing the colours for your new home has to be one of the most exciting parts of the building process. If you’re building with Burbank you will be able to spend a whole day at their Edge Selection Studio which is a showroom which allows you to explore the potential interior and exterior colours for your new home. Don’t worry, you won’t just be sent out on your own in the Edge Selection Studio, you will be assisted with interior designers who live and breathe decor and are here to assist you with creative and stylish options. This is fantastic because not all of us are equipped with that skill of knowing what looks good and what doesn’t. The Burbank team will always ensure that the colour options you choose will be both chic but also within your budget.
2. Electrical consultation
This might be something that you initially don’t give much thought to. However, choosing electrical fittings for your new home, and taking advantage of how far technology has come, is an important step. During this process, you can explore technology such as home automation, or other offerings that makes your home more unique to you and your family.
3. Soil testing
This step isn’t quite as fun as the interior design and colour selection stages but is vital all the less. Your builder will organise to have your soil test and a site survey. This means that they are able to see exactly what they are working with and are prepared. If they haven’t already confirmed the site costs associated with the build, once the soil tests are completed you can expect that.
4. Permits
Now that your contract has been signed and your deposit money is paid, you are now on your way to starting the construction process. Your builder will now obtain all of the permits that are required to start construction.
5. Ordering stage
Your builder will now get started ordering all of the materials that are needed based on your design choices. Working with a major home builder such as Burbank enables you to achieve the best possible price given their strong purchasing power.
6. Finance approval
You will now need to make sure you have unconditional finance approval from your lender. If you need assistance with your finance, many builders such as Burbank can assist with this process.
7. Construction starts
The builder is now ready to start construction. This is now the time that you will see your home coming to life before your eyes. If are building with Burbank you will be able to follow this process through MyPlace. This online platform allows you to see every significant stage of your build and means that you can follow each point of the process.
Now that you are at the construction step of this process you will need to understand the actual stages of building your home.
- Slab pouring (laying down the foundation of the home)
- Framing (support structures installed)
- Lockup (windows, doors and walls)
- Fixing (plumbing, electrical, and other design features)
- Completion (your home is almost complete…)
