Forming part of the City of Kwinana, Wellard is a suburb in Western Australia, situated approximately 37km south of Perth’s CBD. Taking its name from John Wellard, an early 19th century settler, the suburb has developed into a thriving residential hotspot, providing all the benefits of city living without the same expense. With a median house price of $410,000, a number of newly opened facilities in the area, and close access to the city, it’s easy to see why this town has proven popular with professionals, young families and retirees.

The Neighbours
The age distribution of the suburb is skewed towards a slightly older population at present, with recent data from the Australian Bureau of Statistics listing the median age of residents as 30 years. Of the approximate 10,500 residents, children aged 0-14 comprise 23.4%, while young people aged 15-29 account for 25.9% of the population. With the area’s ongoing residential development, it is anticipated that the demand for land and property amongst young families and professionals will continue to increase.

The Commute
The suburb is largely serviced by Mortimer Road, which connects the area to the Perth CBD via the Kwinana Freeway. While travel via car to the city is an approximate 28-min journey, transport via rail takes a slightly longer 35-mins. Wellard and Kwinana train stations provide access to several different railway lines and a number of bus routes.

The School Run
Wellard and its adjacent suburbs host a mix of highly regarded public and private, primary and secondary schools, including Leda Primary School, St Vincent’s Primary School and Harrisdale Senior High School. Maragon Early Learning Centre, along with a number of other preschool and childcare facilities, is conveniently located within the vicinity of the major school and shopping districts. Given the suburb’s proximity to the city, residents are only a short 30-mins from the University of WA. For those more inclined to learn a trade or undertake an apprenticeship, the Kwinana and Rockingham campuses of South Metropolitan TAFE are both closely located to the suburb.

Retail Therapy
Residents have access to the smaller and more local shops of Wellard Square and also the larger selection of retail, business and civic facilities offered at Kwinana Marketplace and Stockland Baldivis Shopping Centre. Watertown Brand Outlet Centre and Carillon City are both less than 40-mins away and provide a more unique mix of boutique and popular chain stores, alongside a wide variety of casual and fine-dining options.

What’s Going On?
This highly community-oriented suburb boasts a variety of parks and sporting facilities perfect for the active family! Bulrush Park and The Village Park place the emphasis back on the calm and serenity of nature and offer beautiful settings for casual weekend picnics. Featuring a number of low-key walking tracks, the wide open spaces of both parks are ideal for those seeking a quiet retreat away from the fast pace of city life. For those chasing the sand and salt, Cape Peron is less than 25-mins away and offers one of the most scenic beaches in WA. Stay onshore and admire the rugged cliffs, or venture into the water for a snorkelling experience through the surrounding corals and caves. Make it a day trip and visit the nearby Garden Island via boat to see first-hand the offshore reefs at Point Peron and Mushroom Rocks. There’s certainly plenty of activities available to keep the whole family entertained!
