Building A New House? Consider These Optional Extra’s

Some people look upon optional extras when building a new house as ways to up the base price of a standard home. While extras serve for many purposes like comfort and style, they can significantly add value for resale. These days, it will take more than a heated pool or sunroom to get buyers flocking. Because buying a home is an expensive journey within itself, choosing to invest in a few extras that will give you the best value for money will help you greatly now and in the future.

Building A new house

OUTDOOR LIVING AND ENTERTAINING SPACE
A generous outdoor living area is a fundamental must in the world of extras. To further enhance this space when building a new house, have it open planned and complemented with an outdoor kitchen/ barbecue area. Not only will having a good space to entertain be great throughout the summer, but it will also catch future buyers attention.

ENHANCE YOUR KITCHEN AND BATHROOM AREA
Kitchens and bathrooms go together like sugar, spice and all things nice in the real estate world. When building a new house, remember to keep these two areas labelled a priority as they are the heart of the home. Upgrading appliances and modernising designs in these areas will be a fantastic resale point in the future – everyone loves a good stone benchtop!

Bathroom

BE SUSTAINABLE
With a rise in people being environmentally conscious, having an energy efficient home will be a catch for the next modern buyer. From solar panels and solar hot water systems to double glazing, LED downlights, ceiling fans and water saving shower heads, splashing out on sustainable design will pay a double dividend for the homeowner, first with lower bills and then with a well-regarded asset on resale.

CARPORT AND GARAGE
In order to target families when looking to sell, having a carport in addition to your home will tick many boxes when you are building a new house. If you build a garage or carport at the same time you are building the house, it will match the exterior of your home perfectly and do wonders for resale. These days the average family has around 2-3 cars so parking spaces are fundamental and greatly appreciated. A modern handyman will also love the garage area as a space for storage and an area to work.

HEATING AND COOLING
Ducted or split-system air-conditioners are tricky to retrofit and are best installed during the build as well being a great selling point with Australia’s increasingly extreme weather. Taking the time to invest in a good heating & cooling system will make your home more liveable and thus be more appealing to buyers.
