Suburb Property Profile: Greenvale VIC 3059

Forming part of the City of Hume, Greenvale is a Victorian suburb situated approximately 20 km north of Melbourne’s CBD. Despite its close proximity to Tullamarine Airport and the city, the suburb has only recently advanced beyond its semi-rural characterisation as rapid developments in the area continue to attract an influx of professionals, retirees and young families. With a median house price of $730,000, the town boasts a mix of older and larger properties, farm holdings, and more modern contemporary dwellings.

Location Demographics

The age distribution of the suburb is skewed towards a slightly older population at present, with recent data from the Australian Bureau of Statistics listing the median age of residents as 34 years. Of the approximate 16,000 residents, children aged 0-14 comprise 19.8%, while young people aged 15-29 account for 23.7% of the population. With the area’s ongoing residential development, it is anticipated that young families and professionals chasing larger, yet more affordable homes will continue to flock to the area.

Schools & Recreation

Greenvale and its adjacent suburbs host a mix of highly regarded public and private primary and secondary schools, including St Carlo Borromeo Primary School, Roxburgh Homestead Primary School and Aitken College. Greenvale Montessori Preschool Inc., along with a number of other early learning and childcare facilities are conveniently located within the vicinity of the major school and shopping districts. Although not situated particularly close to leading universities, travel to Melbourne’s city centre takes less than 45-mins. Several prominent TAFES, including the Kangan Institute and Caterpillar Institute, are conveniently located within the area.

Travel & Infrastructure

The suburb is largely serviced by Somerton and Mickleham Roads, both of which provide convenient access to surrounding neighbourhoods and Melbourne’s CBD. While travel via car to the city is an approximate 30-min journey, transport via rail takes a slightly longer 42-mins. The nearby train stations of Roxburgh Park and Upfield provide Greenvale residents access to several different railway lines and also a number of bus routes.

Shopping

Residents have access to the smaller and more local shops of Greenvale Shopping Centre and also the larger selection of retail, business and civic facilities offered at Westfield Airport West. Given the suburb’s relative proximity to the city, a more unique mix of boutique and popular chain stores are similarly close at hand, with a wide variety of casual and fine-dining options available from there.

What’s Going On in Greenvale?

As a quieter town with a strong focus on community, Greenvale is well-known for its emphasis on local sports, including Australian Rules and soccer. The local Australian Rules Football club has been particularly successful for the area, achieving two Division A premierships and a mixture of various other accolades.

The suburb is also popular for its two scenic parks, which offer plenty of space for the kids and provide perfect picnic settings. Woodlands Historic Park and Greenvale Reservoir Park place the emphasis back upon the calm and serenity of nature and are ideal for those seeking a quiet space away from the fast pace of city-life. While both parks host a number of low-key walking tracks, their real appeal lies in the opportunity to glimpse kangaroos and other native wildlife in the bushland.
