Suburb Property Profile: Melton VIC 3337

From its humble beginnings as a satellite city, the suburb of Melton has grown to become a thriving residential hotspot in recent years. Situated approximately 35km west of Melbourne’s CBD, it offers suburban living with a country feel and is best suited for retirees and young families seeking to get a foothold on the property ladder.

Melbourne

THE NEIGHBOURS
Compared to the greater Australian population, recent figures from the Australian Bureau of Statistics list the median age of Melton residents as slightly older at 39. Despite this, children between the ages 0-14 comprise 18.5% of the suburb’s population, while young people aged 20-29 account for 13.3% of the approximate 8,200 residents. With the suburb’s ongoing residential development, it is anticipated that young families and professionals chasing larger, yet more affordable homes will continue to flock to the area.

THE COMMUTE
The suburb is largely serviced by High Street, which provides the suburb access to the city via the Western Freeway. Journey via Melton Railway Station is perhaps the quicker form of transport, with travel time to the CBD approximately 37-mins. Despite falling within Melbourne’s metropolitan area, the suburb’s rail commuters are reliant on diesel locomotive passenger train services operated by V/Line. Plans for the electrification of the railway to Melton are under government consideration. Sita Buslines provide public transport with convenient coach services running directly to Melbourne Airport.

THE SCHOOL RUN
The suburb hosts a mix of public and private primary and secondary schools, including Melton Primary School, Kurunjang Secondary College and Melton Christian College. A number of childcare and early learning facilities are conveniently located within the vicinity of schools and shopping centres. Although not situated particularly close to major universities, Victoria University’s Werribee Campus is only a short 30-mins, while prominent TAFE, the Kangan Institute, is located 40-mins away in Broadmeadows.

RETAIL THERAPY
While, at present, Melton lacks a true central business district, smaller clusters of retail, business and civic facilities are situated throughout the suburb. Woodgrove Shopping Centre is the primary retail and entertainment venue of the area, hosting Coles, Big W, Reading Cinemas and 160 other speciality stores.

WHAT’S GOING ON?
This suburb is full of character, offering a mix of old and new homes and all the benefits of city living without the same expense. The Melton Civic Centre is particularly popular with residents and the primary venue for a number of live performances. The TABCORP Park racing complex and its assorted amenities, including restaurants, gaming machines, hotel accommodation and conference facilities, is a major drawcard of the Melton area. The new track at this complex has just recently replaced the existing metropolitan track at Moonee Valley.

Melton Racing

As a highly family-oriented town rich in community, various sporting clubs and grounds are available to residents. The only complex of its type in the west, the Melton Waves Leisure Centre boasts a large gym, fitness classes and extensive aquatic facilities with seven pools in total, including a hot tub, wave pool and child-friendly pool.
